Terms & Conditions

Leasing of Villa Pebbles is for the sole purpose of residential housing of the agreed Guests, for the specific period of time, and for no other use unless otherwise agreed with the Homeowner.

When accepting your booking, it will be understood that you agree to the Terms & Conditions on behalf of all members of your party.

 

E-mail Address & Telephone Number

It is compulsory that we are given a valid e-mail address and a mobile phone number, in order to be able to contact you before, during or after your stay.

Information regarding the property as well as clear directions for reaching the Villa will be sent via e-mail or WhatsApp message.

May changes occur in your email address or phone number, we should be informed immediately!

 

Villa Pebbles KEYS

You will be given two sets of keys.

The keys must be well guarded and returned to our villa representative upon your departure. In case of loss, cost of replacement amounts to 40,00 Euros each.

 

Access

The Property and its facilities are available for the Guest’s full enjoyment during the Rental Period. However, the Owner, Owner’s Representative, or other staff and contractors may need to access the Property from time to time (e.g. for maintenance purposes of the house, pool, garden, utilities and services, etc.)

The Guests are required to give them reasonable access to the Property for these purposes.

 

Villa Capacity

The booking is valid only for the number of people (adults and children) stated on the online booking form and/or agreed in written and must not exceed the maximum capacity agreed in the booking confirmation. In case more people than those you have stated are found being accommodated on the property, we reserve the right to ask to you to vacate Villa Pebbles and cancel your booking, retaining the full rental as penalty for breach of contract.

 

Check-In / Check-Out

Guests are expected to arrive at the property between 14:00 and 20:00 on the first day of the rental period and vacate the property latest at 11:00 on the last day of the rental period.

If a different arrival time is anticipated, notification must be received in writing at reservation@villapebbles.com well in advance, or the owner/representative may not be available to allow entry.

If an unforeseen delay should occur and the arrival would be after 20:00, you should contact the owner/representative at the telephone number provided on our Contact Info page.

We cannot guarantee early check-ins or late check-outs, unless confirmed beforehand by us. A local charge of 100 euros may be paid for assistance with checking in before 8:00. For a late checkout, there is a charge for half or full day, depending on departure time, and is only possible after contacting the property representative.

Upon arrival, clients should inspect the property with the owner/representative and ensure that they fully understand the use of any appliances, equipment and utilities.

On the departure day, the owner/representative will arrive at the villa before check-out time for inspection of the property.

Should departure be prior to 11:00, clients must notify the owner/representative at the beginning of the rental period (or as soon as any change vs. initial agreement occurs) in order to arrange an alternative time for the property inspection.

 

Children

Children are welcome at the property. Before completing the booking, the Guest must inform Villa Pebbles whether there will be any child tenants, as well as their exact age.

Constant supervision is recommended both indoors where there are stairs as well as outdoors around the pool and unpaved areas.

In case of accidents, injuries or death, Villa Pebbles, the Owner, its representative or staff are not liable.

 

Pets

The Guest is obliged to advise Villa Pebbles at the time of booking if any pets will be accompanying and must communicate type, breed, number and size(s). 

Pets are admitted only upon approval on booking, and only in certain places of the property.

It is compulsory for the Guests to supervise their pet(s) in the common areas of the accommodation.

“Unauthorized” pets give Villa Pebbles the right to terminate guest’s occupancy of the dwelling and reservation. The guests will also forfeit all rent and may be charged a cleaning fee.

 

Conduct & Due Care

The property is located in a generally quiet and unpopulated area with few neighbors.

The Guests are required to respect quiet hours (24:00-08:00) and ensure that all guests and visitors to the Property behave appropriately.

Illegal or immoral activities including but not limited to gambling, prostitution, possession or use of prohibited substances, possession or use of pyrotechnics or dangerous goods, and possession or use of firearms and other weapons are all strictly prohibited.

The Client is responsible for the behaviour of the guests staying at the Property, as well as visitors to the Property during the Rental Period.

Should any guest(s) or visitor(s) not behave in a suitable manner, the Owner or Owner’s Representative may, at their absolute discretion, require the Guest, their party and/or visitor(s) to leave the premises and/or vacate the Property immediately, without compensation or refund.

In the interests of safety, due care should be taken at the Property at all times, especially with children.

Suitable supervision should be given when using all Property’s facilities.

 

Entertaining at the Property

Entertainment parties and functions involving a larger number of invitees, exceeding the maximum number of guests outlined are strictly prohibited unless fully approved by the Owner in advance.

Should you make unauthorized use of the property in such a way, the Owner/Representative has the right to ask all guests to vacate the property immediately, with no refund on rental costs paid.

Parties with loud music are not allowed, unless fully approved by the Owner in advance.

 

BBQ

There is an outdoor BBQ on the property. Guests are invited to use it ONLY under supervision and by no means should it be lit during times with strong winds. Guests must make sure that after usage fire is completely shut!

There is very high danger of fires in the area during specific times of the year and caution is compulsory! Should any fire commence due to negligence or not respecting the terms of usage, guests will be the solely liable and will be prosecuted according to the Greek laws in force!

 

Be Cautious !

There are potentially harmful or dangerous animals or plants on the island or in the sea, including and not limited to viper snakes, scorpions, bees, wasps, hornets, jellyfish, sea urchins and other.

Be careful all the time! Do not venture in unpaved or unprotected areas, do not raise stones and rocks that can shelter snakes, scorpions, wasps or bees or any other possible animals or insects.

We have taken all reasonable preventive measures to avoid such incidents on property.

The Owner is in no case liable for any personal injury or death and any consequential damage from such events, incurred during the stay on the properties or island.

If you are allergic to bees, wasps, plants or animals common in Greece, or even to specific foods/ingredients, please notify and seek medical advice from your doctor at home and bring with you appropriate antidotes. Closest Pharmacy is 10-15 minutes’ drive and not open 24/7. Closest Health center is 30 minutes away!

 

Guest Injury Disclaimer

The Owner can’t be held responsible for any accident or injuries occurred to any of the guests during their stay at the property, under any circumstances.

The Guest is solely responsible to insure himself, his family and travel companions adequately.

 

Housekeeping Services

The property will be cleaned at the beginning of the rental period, before your arrival, as well as every 4 days during your stay, with full linen and towels change included in the rental cost. The villa can be cleaned more often, upon prior request and agreement, for an additional charge of 20 Euros/hour. All additional cleaning services must be agreed and paid for in advance of your rental.

Our staff is amenable to accommodate most requests for help, but please note that in case help with your personal laundry is requested, we cannot be held responsible for any shrinkage or damage to clothing.

Our staff working hours are from 9:00 to 17:00.

If your rental period is at its minimum (5 nights) you may chose not to have our staff on the 4th day and do the cleaning and change of linen yourself. An additional set will be available for you.

 

Smoking

Our property is non-smoking. Smoking is only allowed outdoors.

Please consider the environment and do not throw cigarette filters or stubs in the garden or plant pots. There are ceramic pots with sand spread in common outdoor areas for this purpose.

Strong wind conditions must be considered also, as fire can start easily and the area is prone to that! 

 

Utilities Usage & Environment

Villa Pebbles takes special care to minimise the impact on the environment.

We feel it is both ours, and our guests’ responsibility, to care for the environment.

We therefore ask you to be thoughtful about the consumptions of both water and electricity, which are included in the cost of your holiday rental. Air conditioning should never be switched on in rooms with either doors or windows open, or left in function while you are away for the day; Fans should also be switched off when the room is not being used, as should lights and/or other electrical appliances.

Complaints

The property descriptions displayed on our website are accurate and made in good faith.

We do not accept any responsibility for the shortage of water supply, gas or electricity, due to a technical problem beyond our control.

Complaints which are not signaled during your stay and are expressed only at the end of the holiday period will not be taken into consideration.

 

Jurisdiction

In the event of controversy arising from the booking and property rental, only the Democracy of Hellenic Courts can deal with the matter.

By confirming the booking, the customer implies that Villa Pebbles  „Terms & Conditions” have been understood and have been accepted without reserve and without exception.

If any of the conditions of this contract have become invalid or were invalid or if in this contract there should be a gap, the other conditions cannot be contested.

 

Valuables & Security

Any Guest valuables or property left or used at the Property are at the Guest’s own risk.

Villa Pebbles does not accept any responsibility for loss of or damage to Guest(s) property.

The Guest(s) is responsible for the Property during the Rental Period, and must ensure that all windows and doors are securely locked when not on the premises.

Any act or omission by the Guest, their party and/or visitors which may negate or prejudice the Property’s insurance policy and/or results in loss or damage is the Guest’s responsibility.

 

Safety Deposit Box

Villa Pebbles (Main House) offers for your convenience a safety deposit box, where you can store your valuables items such as passports, cash, traveller’s checks, mobile phones, cameras, and jewellery.

Any valuables left at the property are the guests’ sole responsibility and neither Villa Pebbles’ owners nor the staff can be held responsible for any loss or damage of personal property.

Replacement of safety box lost key is 75,00 Euro and will be deducted from the security deposit.

 

Lost & Found

Items left at the property will be returned only upon request and at the guest’s expense.

Villa Pebbles will only hold items for thirty (30) days before they are discarded.

 

Booking Policy

We operate at the best available rates and reserve the right to fluctuate our prices at any time.

The price you agree to pay is confirmed at time of your booking and is non-negotiable.

 

Deposit for Reservation

A deposit of 30% of the total rental cost outlined in the Rental Offer sent to you via e-mail or communicated to you by phone must be paid by you in order to secure the rental of your Villa.

No obligation from the property owner will exist until we have received this amount in full.

All payments are done by bank transfer and should be received net of bank charges.

Should you later cancel, cancellation charges are applicable in accordance with the Cancellation Policy found below and communicated to you via e-mail.

Reservation deposit is refundable only if cancelation is made at least 3 weeks in advance of the desired check-in date; after this date, deposit reservation amount is not refundable.

 

Payment of the Balance

The payment of the balance (remaining 70%) must be paid at least two (2) weeks before the check-in date including the Security Deposit of Euro 500.

All payments are done by bank transfer and should be received net of bank charges.

If the balance is not received by the due date, we shall be entitled to cancel the booking without prejudice to our claim for cancellation charges and to retain the deposit.

All payments received are not refundable if cancellation occurs within 2 weeks prior to check-in date.

 

Security Deposit

A returnable security deposit of Euro 500 applies at all times.

The deposit is due with the balance payment, at least two (2) weeks prior to check-in date.

If the deposit is not sent in, the whole booking may be cancelled and the booking deposit forfeited.

The deposit is returned via bank transfer within 10 working days after guest departure -in whole- if the property is found without damages or does not require special cleaning.

Any damage or losses caused during the Rental Period, as well as any special cleaning requirements will be the Guest’s responsibility and may be charged to the Guest’s account and deducted from the Guest’s security deposit. Remained balance is returned when the damage is restored.

In cases of excessive or unacceptable loss or damage at any time during the Rental Period, the Owner or Owner’s Representative may require the Guest and their party, including visitors to vacate the Property immediately, without compensation or refund.

Guests are liable for house safety & integrity and by no means limited to the amount of the security deposit solely.

Owners will press legal charges under the laws of The Hellenic Democracy for damage restitution in case of negligence and structural damage, human injury or loss of life.

 

Additional Costs

There are generally no additional costs, surcharges, taxes, staff salaries, or management fees above the price quoted and agreed, unless otherwise agreed in writing during the reservation process.

 

Cancellation by the Guest

Any cancellation must be made in writing (email to reservation@villapebbles.com). 

The effective date of cancellation is when the written notification is received by Villa Pebbles.

It is agreed the following: should you wish to cancel all or any part of your booking, or that the booking is cancelled by us due to non-payment, then we shall be entitled to the costs, as you (The Guest) agree:

-         Cancellation of Reservation at least 3 weeks prior to check-in date: 100% refund of payments

-         Cancellation of Reservation within 3 weeks prior to check-in date: no refund of Deposit for Reservation

-         Non-payment of Balance at least 2 weeks prior to check-in date: no refund of Deposit for Reservation

-         Cancellation of booking within 2 weeks prior to check-in date: no refund of payments (except Security Deposit – this amount will be returned to the Client)

-         No show or early departure: no refund of payments (in case of No show the Security Deposit will be returned in full; in case of early departure, Security Deposit will be returned after assessment if any damage, losses are caused during the Rental Period - amounts may bededucted from the Guest’s Security Deposit)

 

Cancellation by Villa Pebbles

Although it is unlikely that we will have to make any changes to confirmed arrangements, it could occasionally happen, and we will advise you at the earliest possible date.

If for any reason beyond our control we are unable to provide you with the villa you have booked, we will cancel the booking and refund in full the amount paid to us for the property, but we will not be liable for any other cancellation charges for travel arrangements, including travel tickets or any other costs incurred, for you and/or your party.

The Homeowner reserves the right to cancel and refunds in full any reservation due to unforeseen weather conditions, Acts of God, Force Majeure, property damage or other forms of forced property.

In the case of a cancellation due to external factors (Acts of God, Force Majeure), in no circumstance will the Homeowner be responsible for consequential damages of such a cancellation (ticket loss, extra charges, etc) and no such claim(s) will be honored.

As stated in the „Insurance” paragraph, Villa Pebbles recommends that you purchase an adequate travel insurance.

 

Damages or Losses

Any damage or losses caused during the Rental Period, as well as any special cleaning requirements will be the Guest’s responsibility and may be charged to the Guest’s account and deducted from the Guest’s security deposit. In cases of excessive or unacceptable loss or damage at any time during the Rental Period, the Owner or Owner’s Representative may require the Guest and their party, including visitors to vacate the Property immediately, without compensation or refund.

 

Insurance

Villa Pebbles recommends that you purchase an adequate travel insurance, including cover for medical treatment, accidents, repatriation, and holiday cancellation.

It is your responsibility to arrange, or ensure your party has an appropriate and comprehensive travel insurance, including cover for illness, personal injury and travel delay/cancellation.

We assume that such a policy is in force before your arrival to Villa Pebbles.

 

VILLA PEBBLES HAS NO LEGAL RESPONSIBILITY OR ANY RESPONSIBILITY OR LIABILITY OF ANY KIND WHATSOEVER FOR ANY OF ACT OR FALSE INFORMATION, DESCRIPTION OR PROMISE PROVIDED BY ANY EXTERNAL PARTNER, ASSOCIATE, TRAVEL AGENT, TRAVEL OFFICE, TOUR OPERATOR OR ANYBODY TRYING TO PROMOTE OR SELL THE VILLA, REGARDLESS OF A SUCCESSFUL RESERVATION OR NOT.

IT IS THE RESPONSIBILITY OF THE TENANT OR OF ANY INDIVIDUAL TO GET KNOWLEDGE OF THE CORRECT INFORMATION PROVIDED ONLINE ON THIS WEBSITE AND ALL CONTENT, TO WHICH EVERYBODY HAS FREE ACCESS, ANYTIME.
